Confidentiality as a method
The Spanish hotel market is small and its transactions sensitive. We work with teasers or blind dossiers, an NDA before complete information is shared, and strict control over who each asset is presented to. What kind of hotel assets do you handle?
Operating hotels with an operator in place, vacant assets for repositioning, buildings with change of use to hotel, and projects under development. We handle both single assets and portfolios.
In which markets?
Madrid and Barcelona in the urban segment, and the leisure destinations with established international demand: Costa del Sol, the Balearics, the Canaries, the Levante coast and Andalusia. We also look at transactions outside Spain when the mandate justifies it.
What does an investor need before deciding?
At minimum: historic operating accounts, the management or lease agreement in force, licences and planning status, the physical condition of the building and the capital expenditure required. Where any of those is not confirmed, we say so and flag it as pending rather than estimating loosely.
Can you bring in an operator?
Yes. We work with domestic and international chains and operators, and in several transactions our role has been precisely to match asset and operator. It is common for an asset's investment profile to change once the right operator comes in.
How is confidentiality protected?
With a blind teaser, an NDA before any sensitive information is shared, and control over who each opportunity is shown to. In hospitality discretion is not a detail: it affects the staff, the contracts and a business that is trading.
