Selling a significant property is a delicate decision. At Horlux we do not publish your home on hundreds of portals or expose it to the first person who asks: we present it, with the confidentiality you decide, to real, qualified buyers.
An honest valuation, from day one
We tell you what your home is truly worth, based on market data and comparable transactions — not what you would like to hear. Inflating expectations to win a mandate burns the asset and delays the sale; honesty is, quite literally, one of the firm's founding principles.
Reserved or off-market marketing
You decide the level of exposure: from selective marketing with carefully crafted material to a completely off-market sale, with no public trace. In both cases you control who enters your home and when. Discretion is not an extra — it is the foundation of how we work, including in building and hotel transactions where confidentiality is critical.
Real buyers, not courtesy visits
Horlux works daily with private clients, family offices, investors and trusted intermediaries, in Spain and abroad. That means fewer but better-qualified visits, serious negotiation and the ability to bring the right buyer to the table — not just the first one who shows up.
Full support, a single point of contact
From valuation to signing: preparation of the material, strategy, visits, negotiation and coordination with your legal and tax advisers. You know at every moment what is confirmed, what remains to be verified and what the next step is.
Frequently asked questions
What is my property actually worth?
We tell you using real comparable transactions, not asking prices. Inflating a valuation to win the instruction burns the asset and lengthens the sale, so we prefer to give you an honest range and explain what moves it up or down.
Can I sell without anyone finding out?
Yes. You can opt for a fully off-market process, with no listing and no public trace. We present the property only to qualified buyers from our network, and you decide who enters your home and when.
Is the valuation free?
Yes. The valuation is free and carries no obligation.
When is the fee paid?
It is agreed in writing before we start and paid on completion. We do not charge upfront marketing or listing costs.
What taxes does a seller pay in Spain?
Mainly capital gains tax and the municipal land value tax. The amount depends on your acquisition value, holding period and tax residency; non-residents are also subject to a withholding. This must be calculated by a tax adviser using your figures: we can make an introduction, but we do not replace that advice.
How long does a property like this take to sell?
It depends on the asset and the asking price. What we can tell you from the outset is which elements of your particular sale could lengthen the process, so nothing surprises you halfway through.
