Frequently asked questions
What counts as a luxury property in Madrid?
There is no official definition. In practice a home is considered prime when four things come together: an established location, generous floor area, high specification, and a building or setting that holds its value over time. Price per square metre is a consequence of that, not the definition itself.
Which areas of Madrid concentrate this kind of property?
Barrio de Salamanca is the benchmark. Alongside it, Chamberí, Retiro, El Viso and the Castellana axis within the city, and the north west (La Moraleja, Puerta de Hierro, Somosaguas, Pozuelo, Aravaca, La Finca) for detached homes with land. Each area suits a different buyer.
What does off market mean?
That the property is sold without being listed on portals or advertised publicly. The owner prefers discretion, or wants to control who walks through their home. A significant share of the best product in Madrid changes hands this way, and it only reaches those with a direct relationship with the owner.
Can I buy from abroad?
Yes. You will need a Spanish tax number (NIE) and a Spanish bank account, and we handle the rest with you: tax, financing, due diligence and completion, in your language. If you cannot travel, we visit properties and film them for you so that you only fly over when it is worth it.
Who pays the firm's fee?
In a sale the fee is normally borne by the seller, and the buyer pays nothing to access our portfolio. If you specifically engage us as your buying agent, the fee is agreed in writing before we start and is transparent from day one.
How long does a purchase take?
It varies. From accepted offer to completion, a purchase with no mortgage and no complications typically takes a few weeks. With financing, with charges to be cancelled or with a tenancy to resolve, it takes longer. What we always do is tell you at the outset what could delay your particular transaction.
