Horlux Capital originates and places entire buildings in Madrid with direct access to ownership: income-producing residential, repositioning, change of use and representative assets. Most of the portfolio is never published — it is presented, under confidentiality, to qualified investors.
The buildings we work with
Our activity concentrates on four asset profiles: the income-producing residential building, with contracts in place and rental upside; the building for full repositioning, where value is created through design and execution; the property with change-of-use potential — including hotel conversion — on axes of proven demand; and the palace building or representative asset, suited to a corporate headquarters, family office or institutional use. We operate where these assets have a real market: the historic centre, Salamanca district, Chamberí, Retiro and Madrid's consolidated axes.

Horlux Capital is currently working on opportunities around the Mercado de San Miguel, Plaza de Canalejas, Calle Alcalá, Recoletos, the Salamanca district and Retiro, as well as value-add projects in Seville. How we work
Every transaction follows an institutional process: verification of traceability and direct access to ownership, a teaser or blind dossier where the deal is sensitive, an NDA before complete information is shared, and a single point of contact from start to finish. We always distinguish between confirmed data, hypotheses and estimates pending due diligence — it is a house rule.

What kind of buildings does Horlux Capital handle?

Why are the assets not published?
Because most are off market transactions, and public exposure damages the seller, the tenants and the process itself. We publish anonymised samples; full documentation is released under a confidentiality agreement.
What information is provided, and when?
First a teaser or blind dossier, with no data identifying the asset. After the NDA is signed, the full memorandum with the available financial, planning and tenancy information. We always distinguish between confirmed data, assumptions and estimates pending due diligence.
What investor profile do you work with?
Family offices, funds, listed vehicles, private banks and private capital, both domestic and international. It is not a question of size but of a defined mandate: if you know what you are looking for, we will only bring you what fits.
Does Horlux represent the seller or the buyer?
It depends on the transaction. In some we act under the owner's mandate and in others as the buyer's adviser. We state this from the outset, because it determines where our loyalty lies in the negotiation.
Can you work under a buy side mandate?
Yes. If you have a defined strategy, whether core, value add or conversion, we can work under a purchase mandate and source the asset at origin, speaking directly with owners.
